That's enough. Only a handful of the people moving in were builders. Most were other types of creatives. It is a great deal easier to hire an architect for a small infill project of >1 acre to a few acres than it is to handle a large neighborhood development of dozens to hundreds of acres. You really can consolidate a number of adult incomes suited to a handful of buildings and make it work. People have done it. You just have to understand that it means choosing a smaller, often simpler home and less private yard space in exchange for more community and better shared facilities right at your doorstep. In a city you often wind up with more common greenspace that you could get with a postage-sized private yard.
